Exotic Hideaways Villas
  • Rates and Taxes: All rates are quoted in US Dollars and subject to 15.5% government tax and service charge
  • Rate may change without any notice. Any booking confirmed prior to the changes will not be adjusted to the new rate except if any government or other regulatory body impose any additional taxes or other charges which were unknown at the time of confirming the booking (Exotic Hideaways will of course inform the guests if this unlikely event does occur)
  • Villa rates are categorized in low season, high season and peak season
  • Minimum stay: Low 3 nights, High 5 nights and Peak 7 nights
  • Check in time: 2pm – Check out time: 12 noon
  • A late check out can be arranged at half of the rental rate subject to availability until 6pm and a full night rate applies after 6pm
  • Maximum occupants for Villa ___ are ___. Any additional people staying at the villa must be authorized by Exotic Hideaways and additional charges may apply
  • The villa cannot be shared or sub-let and only people in the immediate confirmed booking party are permitted to stay at the property
  • A deposit of 50% of the rental amount must be paid within 5 days after receiving confirmation of your booking to reserve your rental dates
  • Final payment is required 45 days prior to arrival or immediately if booking is made less than 45 days prior to arrival in order to guarantee your reservation
  • Payment can be settled by credit card (Visa/Master/Amex) or telegraphic bank transfer – bank charges apply for both method
  • Any reasonable amendments to bookings after the original invoice has been issued will attract a USD 50.00 fee – please be reminded not all changes are possible. Reduction of length of stay is considered as partial cancellation and not amendments
  • Any unused facilities are non refundable
  • Cancellation must be informed in writing. Deposits and final payments settled are non-refundable
  • Substitution – In an unlikely situation where Exotic Hideaways and the Owners are unable to provide the guest with the property booked by the guest (i.e sale of a property and force majeure), Exotic Hideaways will inform the guest at the earliest possible date. Exotic Hideaways also reserves the right to transfer the guest and their party to an alternative property of similar type and value, in consultation with the guest and owners. If the alternatives are not available or acceptable to the guest, Exotic Hideaways and the Owners will then refund the guest of all prorated rent and tax paid for the original villa, without further compensation
  • F&B Services – Guest to provide the villa staff with cash float for their consumables at daily basis. A 20% handling fee is charged on top of all supermarket shopping receipts and the villa staff will give back the receipts to the guest including the remaining balance (if any) prior the guest retiring
  • Bond Form – A bond form to guarantee for unsettled bills after departure i.e.: food & beverage, telephone/internet, tour charges, staff overtime, baby sitter, damage, loss and breakage must be signed prior arrival
  • Event – Any events held in the villa must be authorized by Exotic Hideaways. Additional fees such as function fee, local authorization fee, police reports fee and refundable security deposit may apply depends on your event category
  • Code of Conduct – The actions of all occupants of the property shall not interfere with the enjoyment of other holidaymakers or residents. Please reduce music and other loud sounds especially in the outdoor areas after 10:30pm and before 7:30am. Should any complaints arise from local authorities the guests are responsible to pay any penalties/fines
  • Travel Insurance Exotic Hideaways strongly recommend for their clients to take out travel insurance coverage to protect them in case the trip is cancelled for any reason (medical, accident, force majeure, etc). Exotic Hideaways and the confirmed villa will not accept any liability for loss of rental time due to illness, travel warnings, flight delays, weather or cancellations
  • Liability Exotic Hideaways and the Villa Owners accept no responsibility whatsoever for death, personal injury or lost/damage of personal belongings however caused. The use of all accommodations and amenities including the swimming pool is entirely at the users risk. Children must be supervised by responsible adults all the time, especially when using the pool. Please note that local staff including babysitters/nannies and gardeners are normally unable to swim. Glass items are not permitted in the pool area and fireworks are strictly prohibited
  • Complaints Exotic Hideaways will make every attempt to have guests enjoying their stay in the villa. Should the guests face any problems during the stay, please inform Exotic Hideaways immediately and we will endeavour to rectify the issues. In order for the guests complaints to be addressed, the guests must communicate any problem whilst on location. If no complaints are reported during the stay, it will be assumed as the whole stay period has reached guest satisfaction and no complaints will be entertained
  • Exotic Hideaways reserves the right to refuse any booking that fails to follow the booking terms and conditions. Failure to comply will render the booking void and no compensation will be paid 
Elite Haven Villas

  • A late check out can be arranged subject to availability and additional charges may apply
  • Maximum occupants for Villa ___ are ___. Any additional people staying at the villa must be authorized by Exotic Hideaways and additional charges may apply
  • The villa cannot be shared or sub-let and only people in the immediate confirmed booking party are permitted to stay at the property
  • A deposit of 20% of the rental amount must be paid within 5 days after receiving confirmation of your booking to reserve your rental dates
  • Final payment is required 75 days prior to arrival or immediately if booking is made less than 75 days prior to arrival in order to guarantee your reservation
  • Payment can be settled by credit card (Visa/Master/Amex) or telegraphic bank transfer – bank charges apply for both methods

  • Substitution – In an unlikely situation where Exotic Hideaways and the Owners are unable to provide the guest with the property booked by the guest (i.e sale of a property and force majeure), Exotic Hideaways will will inform the guest at the earliest possible date. Exotic Hideaways reserves the right to transfer the guest and their party to an alternative property of similar type and value, in consultation with the guest and owners. If the alternatives are not available or acceptable to the guest, Exotic Hideaways and the Owners will then refund the guest of all prorated rent and tax paid for the original villa, without further compensation
